Smaller local estate agents will have a range of residential and commercial properties available but will probably not have a specialist team who concentrate upon commercial needs.

A search on the internet will give you an idea of the prices and availability in the areas that you are looking and can give you some useful contact details to follow up. It can be important to build relationships with agents so that they remember you when a new property becomes available.

Be aware though that some of them do not have the business experience to be able to identify exactly what you are looking for and base their suggestions on one factor ? such as space available or location- rather than bearing in mind the whole picture with regards to your identified criteria.

When searching for commercial rental property keep in mind the exact needs of your business, a large space may be available but if you are not permitted to install the necessary fixtures, machinery or technology then the extra space will probably be unsuitable.

A good commercial business solicitor will be able to look over the rental contract and make sure that you are aware of all of the conditions and responsibilities that you will have.

Legal advice will also clarify exactly what the landlord is responsible for and what you can expect from them if you have any problems or issues.

Commercial rental property is often listed on sites such as the Lettings Mall by both agents and private owners and will be listed in areas across the UK, you may be able to make a private agreement with the landlord but this would not be recommended when renting larger business premises.
